Renovating a flat is not one trade but a sequence of trades. GR Solution takes on the technical packages, the electrics and the plumbing, and fits its work around the other trades’ schedule, from strip-out to finishing.

Full flat renovation

Complete renewal of the electrics and plumbing in a flat being stripped back: removal, new circuits and runs, consumer unit, water points, recommissioning. The programme is announced before the first blow.

Bringing a property up to standard before sale or letting

The mandatory surveys report faults, they do not fix them. We put right the points raised: consumer unit, earthing, bathroom safety, so the property changes hands without reservations.

Kitchens and bathrooms

The two rooms where water and electricity meet, and therefore where mistakes cost the most. Supplies, waste, dedicated circuits and protection suited to the room.

Technical packages for professionals

Agencies, architects, main contractors: GR Solution takes the electrical package and the plumbing package on a site, with one point of contact, announced dates and a site left clean.

Work in occupied properties

Renovating a lived-in home means protecting it, phasing the work and giving back water and electricity every evening. It is a matter of organisation, not an impossible constraint.

Making good after water damage

A leak that has run behind a partition damages the electrics as much as the masonry. We trace the source, renew the water supply, make the affected circuits safe and put everything back, with the report your insurer needs.

Renovating and adding value to property

Villas, upmarket flats, prestige properties, high-end holiday lets: from a full renovation to a one-off job, for private clients, owners, investors and developers who want a property brought up to standard, ready to let, sell or live in.

Frequently asked questions

Your questions about renovation.

Do you need permission to renovate a flat?

Not for interior work that touches neither the facade, nor a load bearing wall, nor the floor area. A prior declaration becomes necessary as soon as you alter an opening, a window visible from the street, or the use of the premises. In a co-ownership, anything affecting a common part, including a service duct or a riser, needs the approval of the general meeting.

How long does renovating a flat take?

For a one or two bedroom flat with the electrics, plumbing, floors and paintwork redone, allow six to ten weeks once the materials are available. What stretches a schedule is almost never the fitting: it is lead times and drying times. The schedule is given with the quote and kept up to date as the job runs.

Can you stay in the property during the work?

On a partial renovation, yes, by planning the shutdowns and keeping one usable bathroom. On a full renovation where the water and the electrics come out at the same time, no. That is the sort of thing that gets said before the work starts, not halfway through.

Who coordinates the different trades?

The electrical work and the plumbing are done by the same person, which already removes most of the back and forth between firms. For the rest, plastering, tiling, painting, one contact follows the job and holds the schedule. You have one number to call, and nobody passes you on to somebody else.

Can the quote change once the work has started?

A signed quote commits us to what it describes. It only moves in two cases: you ask for something different, or something invisible turns up once things are opened, such as a lead pipe or a substrate that will not hold. In that case the extra is priced and accepted in writing before any of it is carried out. Nothing is ever added quietly.
